What Is Concrete Leveling, and When Does Your Home Need It?

A sunken concrete slab usually means the soil holding it up gave way. Across the Carolinas that happens for predictable reasons. In the Piedmont around Charlotte, Greensboro, Winston-Salem, and the Triangle, clay soils swell when they soak up water in wet seasons and shrink as they dry out, opening voids beneath slabs that the concrete then settles into. In the Sandhills near Fayetteville and Pinehurst, looser sandy soils drain fast and shift under load. Around Asheville, hillside lots and heavy mountain rainfall send runoff under and alongside flatwork, washing out the support beneath it. Along the coast near Wilmington and Brunswick County, a high water table and saturated, sandy soils create their own movement. Many slabs also sit on fill that was never fully compacted when the home was built. Because the cause differs from market to market, the right repair does too, and that is why every project starts with an inspection.

Concrete leveling lifts a settled slab back to its original elevation by filling the empty space underneath it and supporting it again from below, usually with polyurethane foam leveling. It is far less disruptive than tearing out and repouring concrete. We drill small ports, pump material under controlled pressure until the slab rises evenly back to grade, and patch the ports when we are done. In most cases the surface is ready to use again soon after the work. Compared to replacement, lifting keeps your existing concrete and avoids the color and texture mismatch of a fresh pour against old.
