Ground That Slopes Toward the House

When the ground next to a home slopes toward it, rain runs back to the foundation instead of away from it. The water soaks into the soil beside the footings, and saturated soil can lose some of its strength. A free inspection looks at how water moves around your home and what it is doing to the foundation.

Downspouts and Roof Runoff

A roof sends a large amount of rain to a few downspouts. When a downspout empties right at the base of a wall, that spot is soaked again and again, and the soil there can settle unevenly. A free inspection looks at where roof water ends up and whether it is reaching the foundation.

Water held in saturated soil presses against a basement from the side and from below. This force is called hydrostatic pressure. It can push water through the joint where the floor meets the wall and up through cracks in the slab.

A window well is open at the top, so it can fill during heavy rain. Water can then sit against the basement window and seep in around it. Dampness near a basement window is one more sign that water is reaching the home, and a free inspection can trace where it comes from.

Concrete around a home, from the driveway to the walkways and patio, can sink or crack when the soil under it settles or washes out. Concrete leveling raises a sunken walkway, patio, step, or garage floor back toward level.

Warm air rises and leaves through the upper floors. That pulls air up from the lowest level of the home. When the crawl space or basement is damp, some of that damp, musty air can reach the rooms above.
