Crawl Space Waterproofing Across the Carolinas
A dry crawl space starts with finding where the water is getting in. We trace the source first, then build the repair around it. Looking for a reliable crawl space repair contractor? You're in the right place. Read on to learn more.
Crawl space waterproofing is a set of repairs that keeps water and moisture out of the space under your home. Because moisture enters a crawl space in four main ways, from the soil, through open vents, as condensation, and as liquid water after rain, the repair is matched to the source: a heavy liner over the ground and walls, interior drainage and a sump pump for water that gets in, and sealed vents with a dehumidifier for humid air.

Where Is the Water in Your Crawl Space Coming From?
Each moisture source needs its own repair, and many crawl spaces have more than one.
Moisture in a crawl space usually comes from one or more of four sources: vapor rising from bare soil, humid outdoor air coming in through open vents, condensation on cool ducts and framing, and liquid water that gets in after rain. Each one calls for a different repair, and many Carolina crawl spaces have more than one. A sump pump does nothing for vapor, and a liner does nothing for water flowing in, so the repair starts with finding the source.
Damp soil and humid air, even in dry weatherVapor Rising From the Soil
Bare soil gives off water vapor, and in the Carolinas that vapor often keeps a crawl space damp for much of the year. A vapor barrier over the soil is usually part of the answer.
Dampness that peaks in humid summer weatherHumid Outdoor Air Through the Vents
Open foundation vents can let humid summer air into a cooler crawl space, where it condenses. Sealing the vents and adding a dehumidifier often addresses it.

What Causes Water in a Crawl Space in the Carolinas?
A wet crawl space in the Carolinas rarely has a single, obvious cause, so waterproofing starts with finding where the water is coming from. Moisture usually enters in one or more of four ways: vapor rising from bare, damp soil, outdoor humidity drifting in through vents, condensation where warm humid air meets cooler surfaces, and liquid water that gets in after rain.
In the Piedmont around Charlotte and Greensboro, clay soils hold water and feed a steady supply of vapor upward. Near the coast in Wilmington and Brunswick County, a high water table and saturated sandy soils can keep the ground under a home damp for much of the year.
We check for all of these sources before recommending anything, because sealing out humidity does nothing for groundwater, and a sump pump does nothing for vapor coming off the soil. The signs of crawl space moisture look different from groundwater seeping up through the soil, and the difference changes the repair.

What Are the Signs of a Wet Crawl Space?
A wet crawl space usually announces itself in the rooms above it first. A musty smell, floors that feel damp or soft, humidity that stays high indoors, and wood floors that cup or gap with the seasons can all trace back to moisture under the house. Some homeowners notice more allergy symptoms when the air from a damp crawl space rises into the home.
Under the house, the signs are standing water or mud after storms, water lines on the foundation walls and piers, condensation dripping from ducts and pipes, insulation sagging between the joists, and wood that is dark, damp or soft to the touch. White or fuzzy growth on the framing is a moisture symptom too. Any of these is worth having inspected, because the source behind them decides the repair.
CH 03
How Does Crawl Space Waterproofing Differ Across the Carolinas?
The water source changes with the ground under the home. In the Piedmont around Charlotte, Greensboro and Greenville, clay soils hold rain and give off vapor for much of the year, so a liner over the ground is often the largest part of the repair. In Wilmington and Brunswick County, a high water table and sandy soils can keep the ground wet and push water up into a crawl space, so drainage and a sump pump play a bigger role.
On Asheville hillsides, heavy mountain rain and runoff moving downhill can reach the crawl space on the uphill side of a home. Across all of these areas, long, humid summers mean the air under a vented crawl space stays damp for months, which is why sealed vents and humidity control are part of so many plans.
CH 04
How Do You Waterproof a Crawl Space?
Once we know the source, crawl space waterproofing usually combines a few parts matched to it. A heavy liner across the floor and up the walls cuts off ground moisture, which is often the largest source in a Carolina crawl space. Where liquid water gets in after rain, interior perimeter drainage collects it and routes it to a basin, where a sump pump discharges the water away from the home.
Sealing the vents and adding a crawl space dehumidifier handles the airborne moisture that a vapor barrier alone does not reach. The mix depends on what your crawl space is dealing with, and we build it around the actual sources.
CH 05
Crawl Space Waterproofing vs. Encapsulation: What Is the Difference?
The two overlap. Crawl space waterproofing is the broader term for keeping water and moisture out, and it can include interior drainage and a sump pump for liquid water. Encapsulation is the sealing part: a heavy liner over the ground, up the walls and around the piers, sealed vents, and humidity control.
A crawl space that only has damp air may need encapsulation alone. A crawl space that takes on water after storms usually needs drainage and a pump as well, under the liner. Our crawl space encapsulation services explain the sealing side in more detail.
CH 06
Can Waterproofing Help Prevent Wood Rot and Mold?
Waterproofing protects the structure and the air above it. In our humid climate, persistent crawl space moisture can lead to wood rot in joists and beams, conditions that let mold grow on damp framing, and musty air rising into the living space. Keeping the crawl space dry helps prevent those problems by removing the moisture they depend on.
Our work is controlling the moisture. During a free crawl space inspection we show you where the water is coming from and recommend the approach that fits, with no obligation to add more than the space needs. Each method is explained on the crawl space repair solutions page.
CH 07
Crawl Space Waterproofing Warranty
Each part of a waterproofing system carries its own terms. The encapsulation liner carries a lifetime warranty for the life of the property, which requires annual maintenance at the owner's expense. Interior crawl space drainage carries a lifetime warranty for the life of the structure, which requires the sump pump to remain operational at all times and annual sump pump maintenance at the owner's expense.
The sump pump carries a 3 year warranty on parts only, and the dehumidifier a 5 year manufacturer warranty on materials only, and each can be extended to lifetime parts and labor only through the annual maintenance program, which is $250 a year. No warranty activates until the final invoice is paid in full, and each waterproofing warranty lists its exclusions.
CH 08
What Does Crawl Space Waterproofing Cost?
Most crawl space waterproofing projects fall between $6,000 and $30,000. The range is wide because the work is matched to the sources: a crawl space that needs a liner and sealed vents sits lower, and one that also needs drainage, a sump pump and a dehumidifier sits higher.
The size of the crawl space and how hard it is to work in also change the estimate. These figures are a range, not a quote. You receive a written estimate after a free inspection, and financing is available.

Vapor Barrier
Moisture rising from bare soil is the main source of dampness.
Liquid water pools on the floor after rain. The barrier then needs drainage beneath it.
Crawl space moisture control blocks ground moisture with a barrier, removes humidity with a dehumidifier and pumps standing water out.

Common Questions About Crawl Space Waterproofing
Don't see your question here? Call or fill out our quick online form, and our team will help.
Water and dampness usually come from one or more of four sources: vapor rising from bare, damp soil, outdoor humidity drifting in through vents, condensation when warm humid air meets cooler surfaces, and liquid water intruding after rain. In the Carolinas, Piedmont clay that holds moisture and high coastal water tables near Wilmington are common drivers. Because the sources call for different fixes, we identify which are at work before recommending a waterproofing approach.
Waterproofing combines elements matched to where the moisture is coming from. A heavy liner across the soil and walls cuts off ground moisture, the largest source in most Carolina crawl spaces. Interior perimeter drainage collects liquid water and routes it to a sump pump that discharges it away from the home. Sealing vents and adding a dehumidifier handles airborne humidity. We build the combination around your specific sources.
Keeping a crawl space dry removes the moisture that wood rot and mold growth depend on, so waterproofing helps prevent those conditions from developing on the framing. By addressing the water and humidity, waterproofing targets the condition behind the visible result.
A properly installed system, with the vapor barrier, drainage, and pump matched to the actual moisture sources, is built to last. How well it holds up depends on addressing the real source of the moisture, which is why our inspection works back to where the water is coming from. Periodic checks of the sump pump and vapor barrier help keep the system working. Warranty coverage for each part comes with conditions, which are listed on our warranties page.
For homes with chronic crawl space moisture, it often is, because dampness can slowly damage the home: rotting joists and beams, conditions that let mold grow, musty air rising into the rooms above, and higher humidity upstairs. Waterproofing protects both the structure and the indoor air. An inspection will tell you whether your crawl space has a moisture problem worth addressing.
Most crawl space waterproofing projects fall between $6,000 and $30,000. The price depends on what the inspection finds in your crawl space and how large an area the work covers. You receive a written estimate after a free inspection. These figures are example ranges, not a quote.
