Carrier beam repair works by getting the load off the failing beam, restoring or replacing the beam so it can carry that load again, and setting it on support that will not move. The floors above are sagging because the path the load is supposed to follow, from joist to beam to column to footing to soil, has broken down somewhere along the line. The repair rebuilds that path. The first step in the field is to support the floor structure independently so the carrier beam can be worked on safely. Temporary shoring is set under the joists or the beam to hold the load while the beam is addressed, which takes the weight off the damaged section and, where the structure allows, begins to relieve the sag. From there the work depends on what the inspection found. If the beam is structurally sound but a column or pier beneath it has settled, the fix centers on the support: a new column on a properly sized footing, or an adjustable crawl space jack, is installed to give the beam a firm bearing point again. If a section of beam is damaged but the rest is sound, that section can be reinforced or replaced while the good wood stays. If the beam is decayed, undersized, or overspanned along its length, it is replaced with a new beam sized for the actual load, often a built-up wood beam or a steel beam, set on supports spaced correctly for the span. Lifting and leveling are done gradually, not all at once. Because a house has lived in its settled position, the floor framing, drywall, and finishes have adjusted to it, so recovering elevation is done slowly to bring the structure back toward level without forcing it. How much of the original level can be regained depends on how far the floors have moved and how long they have been that way, and we are realistic with homeowners about that rather than promising a perfectly flat floor in every case. What the repair reliably does is stop the ongoing movement and restore solid, properly supported structure under the floor. One part that matters in the Carolinas: a wood carrier beam that rotted once will rot again if the conditions that caused it are still there. Shore the floor and relieve the load

Temporary shoring is set under the floor framing to carry the load safely while we work on the carrier beam. This takes the weight off the damaged section, makes the repair safe to perform, and, where the structure allows, begins to relieve the sag in a controlled way before any beam work starts.

Step 04

Repair or replace the beam and set it on solid support

Depending on the scope, we reinforce the damaged section, replace part of the beam, or install a new beam sized for the actual load, set on columns spaced correctly for the span. Each support point is established on a properly sized footing or an adjustable crawl space jack, so the beam has firm bearing that will not settle again. The load path from joist to beam to footing is rebuilt so it can carry the floor as it should.
