Steps and Stair Leveling Across the Carolinas
Concrete steps that have sunk or tilted throw off the rhythm of a stairway and pull away from the house. We lift them back to level. Looking for a reliable concrete leveling contractor? You're in the right place. Read on to learn more.
Concrete steps are heavy and sit on the same soil as everything else, so when that soil settles they can sink as a unit or tilt away from the house. We inject polyurethane foam beneath them to lift the concrete back to its original position and restore an even rise between the treads. As the steps come back, the gap that opened at the house closes up.

Concrete steps and stoops are heavy, and they sit on the same soil that moves everything else. When the soil beneath them settles, the steps sink or tilt as a unit, which throws off the even rise people's feet expect at the entry.
A common sign is a gap opening between the top step and the house as the stairs pull away and tip, and the uneven rise creates a stumbling point at the entry. In the Piedmont around Charlotte and Greensboro, expansive clay that swells and shrinks with the seasons is the usual cause, and the soil directly against a foundation, where steps often sit, is often backfill that was never fully compacted.
Around Asheville, runoff on sloped lots can wash out the support beneath an entry stair. The same backfill problem affects porch slabs beside the house.
How Concrete Steps Settle Away From the House
1The top step has dropped below the door threshold.
2A gap opens where the steps pull away from the house.
3The soil under the steps can settle or wash out, leaving a void.

How Are Settled Steps Lifted Back to Level?
Steps and stair leveling lifts the settled concrete back to its original position and restores the even rise between treads. We drill small ports in the steps or the slab they sit on, then pump material beneath under controlled pressure until the concrete rises back to grade and the void is filled. Polyjacking foam injection is commonly used for steps and stoops.
As the steps return to position, the gap that opened at the house closes back up. Because we lift the existing steps, the repair keeps the original concrete in place. The lifting methods are compared on our concrete leveling methods page.
How Polyurethane Foam Lifts a Settled Slab
1Small holes are drilled through the settled slab.
2Polyurethane foam is injected through the holes into the space underneath.
3The foam expands, fills the void and lifts the slab back toward level.
4The holes are patched.

When Do Concrete Steps Need to Be Rebuilt Instead?
Lifting is the right approach when the steps are structurally sound and have settled or tilted as a unit. It is not the answer when the concrete is cracked apart or crumbling, in which case lifting is not the right repair for that section.
Chipped or spalled edges on otherwise sound steps can be rebuilt with a concrete patch. During the inspection we determine which situation applies and recommend accordingly.
How We Repair It
How Is Steps and Stair Leveling Done?
Polyjacking is the method we use when the steps are sound and have settled or tilted as a unit. It is not the right fix when the concrete is cracked apart or crumbling.

Common Questions About Steps and Stair Leveling

Yes, when the steps are structurally sound and have settled or tilted as a unit. We lift them back to their original position by filling the void beneath them and supporting them again from below, which also closes any gap that opened between the steps and the house. Replacement is only necessary when the concrete is cracked apart or crumbling beyond what lifting can restore. If the steps are intact, lifting is usually the more practical option.
The soil beneath them settling. Concrete steps are heavy and sit on grade, so they sink or tip as the ground gives way. In the Piedmont, expansive clay swells and shrinks with seasonal moisture, and the backfill directly against a foundation, where steps typically rest, is often the least compacted soil on the site. Runoff washing soil out from under an entry stair, common on sloped lots, is another frequent cause. The steps follow the soil down.
Yes. Polyurethane foam injection is commonly used to lift settled concrete steps and stoops. We drill small ports, inject material beneath the concrete under controlled pressure, and lift the steps back to grade. During the inspection we evaluate the steps and the soil and recommend the method that fits.
When the steps are sound and the void beneath them is filled and supported again, stair leveling is a lasting repair that restores the even rise at the entry. How long it holds depends on what the soil does over time, which is why our inspection looks at drainage and soil behavior as well as the tilt in the steps. Addressing the underlying cause alongside the lift is what makes the result last.
There is no set price for leveling steps. Your price depends on the size and number of steps, how far they have settled, access, and the soil underneath. The inspection is free and ends with a written estimate, which is the price for your home.
