No Published Range

Which Services Are Priced at the Inspection?

These services have no published range. Their cost depends on what the inspection finds, so the price is set in your written estimate. A range listed for another service does not apply to them.

Foundation Repair

  • Foundation Crack Repair The length and type of the crack, the injection material, and whether the crack is a sign of movement that needs stabilizing first.
  • Slab Foundation Repair Whether the slab is settling or heaving, how many piers it needs and how deep they go, the soil, and how much cracking there is.
  • Slab Lifting and Leveling The size and thickness of the slab, how far it has settled, and the size of the void beneath it.

Crawl Space Repair and Encapsulation

  • Crawl Space Structural Repair The number of supports, the beam and joist work, and the moisture work the crawl space needs.
  • Crawl Space Vent Sealing Vent sealing is done as part of crawl space encapsulation, so it is priced with that project.
  • Sump Pumps and Dehumidifiers Installed as part of a larger crawl space system, so each is priced within that project. The size of the crawl space, the water and moisture load, and the drainage and liner in the plan change it.

Framing Repair

  • Floor Joist Repair How many joists need work, whether they can be reinforced in place or need replacement, whether bearing points need rebuilding, and crawl space access.
  • Joist Repair How many joists are involved, whether they can be sistered or plated in place, whether the supports below need work, and access.
  • Sill Plate Replacement How much of the sill has rotted, whether the joist ends and band board need repair too, and how the framing above is supported during the work.

Concrete Leveling

  • Sidewalk Leveling How many sections moved, how far they moved, access, and the soil underneath.
  • Patio and Porch Leveling The size of the slab, how far it has settled, access, whether the surface is decorative, and the soil underneath.
  • Garage Floor Leveling The size of the floor, how far it has settled, access, and the soil underneath.
  • Pool Deck Leveling How many sections settled, how far they moved, access, whether the surface is decorative, and the soil underneath.
  • Interior Slab Leveling The size of the area, how far it has settled, access, the floor covering, and the soil underneath.
  • Steps and Stair Leveling The size and number of steps, how far they have settled, access, and the soil underneath.

Basement Waterproofing

  • Interior Waterproofing The length of wall that needs drainage, how the water is getting in, the sump system the drain feeds, and whether finished walls have to be opened.
  • Basement Vapor Barrier The size of the basement, how much wall surface is covered, whether the floor is included, and whether any water has to be handled first.
  • Sump Pumps and Backup Pumps Installed as part of an interior drainage and sump system, so each is priced with that system. The pit, the discharge line and the type of backup change it.

Cost Factors

What Affects the Price of a Repair?

Two homes with the same symptom can need very different work. These are the things that most often change a price. The inspection is how you find out which of them apply to your home.

  • What Is Causing the Problem

Settling soil, water coming in, or rotted wood each call for different work. The repair is matched to the cause the inspection finds.

  • The Size of the Area

Square feet of crawl space or slab, linear feet of wall or drain line, and how much of the home the work covers.

  • How Many Parts the Repair Needs

The number of piers, anchors, joists, posts or supports, and how deep piers go to reach stable soil.

  • Soil and Moisture Conditions

The soil under the home and how much water and humidity the space takes on can change the method and the scope.

  • Access to the Work Area

A low crawl space, a tight side yard or finished basement walls can add work before the repair itself starts.

  • The Method That Fits Your Home

Different systems solve the same symptom in different ways. Your inspector explains which one fits and why.
