Crawl Space Drainage Systems Across the Carolinas
Drainage gives water under your home a path out. We install interior systems that collect it and route it to a pump, not yard or surface drains. Looking for a reliable crawl space repair contractor? You're in the right place. Read on to learn more.
A crawl space drainage system is an interior drain, set below the soil along the perimeter or low points under your home, that collects water entering the crawl space and carries it to a sump pump. The pump sends the water out and away from the foundation, and a liner over the drainage keeps the crawl space floor dry.

Where Is the Water Under Your Home Coming From?
Where the water comes in decides where the drain goes.
Drainage is the right tool when liquid water enters or collects in the crawl space. In the Carolinas the water usually arrives one of three ways: rain that Piedmont clay sheds toward the house, groundwater pushed up by a high water table near the coast, or runoff moving downhill toward a home on a sloped lot. Where it enters decides where the drain goes.

Rain soaks the soil around the foundation and finds its way under the house. Drainage along the perimeter catches it and routes it to a pump.

When water gets into a crawl space, interior drainage gives it a controlled path out before it can saturate the soil and soak the framing. The water often arrives for predictable Carolina reasons: heavy Piedmont rain that clay soils shed toward the home, a high coastal water table near Wilmington and Brunswick County that pushes groundwater up through the ground, or runoff working downhill toward a home on a sloped Asheville lot.
You may see water seeping up through the floor or puddles that linger long after a storm. An interior crawl space drainage system, installed along the perimeter or low points beneath the home, catches that water and channels it to a sump basin, where a sump pump carries it away from the foundation.

What Are the Signs a Crawl Space Needs Drainage?
The signs are about liquid water, not damp air. Puddles that linger long after a storm, mud that never dries, water lines or silt on the soil and the bottoms of piers, and water sitting on top of an old plastic sheet all point to water entering the crawl space.
Water that stands under a home for long periods can soften the soil under pier footings and keep the framing damp, so the inspection also checks the supports and the wood near where water collects.

How Does Interior Crawl Space Drainage Work?
This is interior crawl space drainage, installed beneath your home to manage water under the house. Our drainage work is part of the crawl space and basement moisture systems. Inside the crawl space, the drain is set below the soil surface so water flows into it without pooling, connected to the sump system so collected water has somewhere to go, and tied in with a vapor barrier so the floor of the crawl space stays dry.
We start by tracing where the water enters. A shallow trench is dug along the interior perimeter or across the low points, a perforated drain is laid in gravel, and the line is pitched toward a sump basin. If large rock or roots are found during the dig, additional fees may apply.
The sump pump in the basin lifts the water and sends it out through a discharge line away from the foundation. The liner then goes over the drainage, so water beneath it has a path to the pump while the floor of the crawl space stays dry.

When Is a Drainage System the Right Fix?
Drainage is the right tool when liquid water enters or collects in the crawl space. If the only issue is humidity in the air, a dehumidifier in a sealed crawl space addresses that, and drainage is not needed. If groundwater gets in regularly, drainage and a pump are central. During the inspection we trace where the water comes from and how it moves under the home, then recommend interior drainage only where there is water to collect.
Coverage for interior drainage comes with conditions, including a sump pump that stays operational and annual sump pump maintenance at the owner's expense, and the drainage warranty conditions list every term.

Crawl Space Drainage System Warranty
Interior crawl space drainage carries a lifetime warranty for the life of the structure once the final invoice is paid in full, and it requires the sump pump to remain operational at all times and annual sump pump maintenance at the owner's expense. The annual maintenance program is $250 a year.
The warranty covers standing water within the perimeter of the installed drain only. Plumbing leaks, mechanical failures, power outages, and GFCI or breaker trips are not covered. Our crawl space drainage warranty terms list every condition.

What Does a Crawl Space Drainage System Cost?
Crawl space drainage is installed as part of a larger crawl space project rather than on its own. In those projects, the drainage system typically falls between $6,000 and $15,000.
The length of drain line, the sump it feeds, how hard the crawl space is to work in, and what the dig turns up all change the estimate. These figures are a range, not a quote. You receive a written estimate after a free inspection, and financing is available.

Common Questions About Crawl Space Drainage Systems
Don't see your question here? Call or fill out our quick online form, and our team will help.
It is an interior drainage system installed beneath the home, along the perimeter or low points of the crawl space, that collects water entering the space and channels it to a sump basin to be pumped away from the foundation. It is the collection half of a moisture system, working with the sump pump that removes the water. This is interior crawl space drainage, installed beneath the home.
By intercepting water as it enters and routing it to a sump pump, interior drainage keeps water from pooling on the crawl space soil and rising against the framing. In the Carolinas it manages the water that heavy Piedmont rain sheds toward a home and the groundwater a high coastal water table pushes up. Collecting the water and giving it an exit is what keeps the crawl space from holding standing water during wet periods.
Most interior crawl space drainage runs along the perimeter or across low points beneath the home, set below the soil surface so water flows into it, and ties into a sump basin and pump. It is typically integrated with a vapor barrier so the crawl space floor stays dry overall. The right layout depends on where water enters and how it moves under a specific home, which the inspection determines. All of it is interior, inside the crawl space.
When the problem is liquid water collecting under the home, yes, interior drainage paired with a sump pump is the direct solution, intercepting the water and carrying it away before it can stand. If the issue is airborne humidity, a dehumidifier and a sealed space are the right tools. We confirm during the inspection which problem you actually have so the system matches it.
Crawl space drainage is installed as part of a larger crawl space project rather than on its own. In those projects, the drainage system typically falls between $6,000 and $15,000, depending on the length of drain line, the sump it feeds and access. You receive a written estimate after a free inspection. These figures are example ranges, not a quote.
Every home is different, so every estimate is written for the home in front of us. A free inspection at your home gives you a written estimate at no cost, based on your scope, access, and conditions.

When Is This Not the Right Fix?
Drainage is not needed in a crawl space that stays dry and only has humid air. A liner, sealed vents and a dehumidifier handle that without the added cost.
