Garage Floor Leveling Across the Carolinas
A garage floor that slopes or dips usually settled because the soil under it did. We lift the slab back to grade and support it again. Looking for a reliable concrete leveling contractor? You're in the right place. Read on to learn more.
A garage floor is a slab poured on grade, so it moves when the soil under it moves. When it slopes toward the door or dips in the middle, we inject polyurethane foam through small ports to fill the void and lift the slab back to an even elevation. A floor that sounds hollow but has not dropped can have the void under it filled without lifting.

A garage floor is a slab poured on grade, which means it rests directly on the soil beneath it and moves when that soil moves. When a garage floor starts to slope, dip in the middle, or crack across its surface, the soil underneath has usually shrunk, washed away, or compressed.
In the Piedmont around Charlotte and Greensboro, expansive clay is the usual driver, swelling in wet seasons and shrinking in dry ones to open voids beneath the floor. Garages are also often built over fill soil that was never fully compacted, and water entering from a settled apron can wash out the support over time.
Garage floor leveling lifts the settled slab back to a flat, even elevation, and the existing slab stays in place. We drill small ports through the floor, then pump material beneath it under controlled pressure until the slab rises back to grade and the void below is filled. Foam injection under the garage slab is one way to do this when the slab is sound.
Where part of the floor sounds hollow but has not dropped, filling the void under the slab supports it again without lifting. The ports are patched, and a leveled garage floor is typically ready to carry vehicle and storage loads again soon after the work.
How Polyurethane Foam Lifts a Settled Slab
1Small holes are drilled through the settled slab.
2Polyurethane foam is injected through the holes into the space underneath.
3The foam expands, fills the void and lifts the slab back toward level.
4The holes are patched.

When Is Garage Floor Leveling Not the Answer?
Lifting is the right call when the garage slab is structurally sound and simply settled. It is not the answer when the concrete is broken into pieces or badly spalled, or when the movement points to a deeper foundation issue. Where a floor is level overall but has a small lip at one joint, the concrete grinding explainer covers how a lip can be ground down.
Surface cracks left after the lift can be closed with flexible crack sealant. The inspection determines which situation you are in.
What a Sealed Joint Does
1An open joint can let surface water reach the soil under the slabs.
Slab lifting is often worth it for a sunken garage floor, because it raises the existing slab instead of replacing it.

Common Questions About Garage Floor Leveling

A garage floor rests directly on soil, so it moves when the soil does. In the Piedmont, expansive clay swells with moisture and shrinks in dry periods, opening voids beneath the slab. Garages are also commonly built over fill that was never fully compacted, and water from a settled apron or poor drainage can wash out the support over time. The slab loses its continuous base and begins to slope, dip, or crack.
Yes, when the slab is structurally sound and has settled because of voids or weak soil beneath it. Foam injection fills the empty space under the floor and lifts the slab back to grade, restoring even support across its footprint. If the concrete is broken into pieces or the problem traces to a deeper foundation issue, lifting is not the right fix, and we will identify that during the inspection.
Most residential garage floor leveling is completed in a single visit, since the process of drilling ports, injecting material, lifting the slab, and patching the ports is far quicker than removing and repouring concrete. The exact time depends on the size of the floor and how much of it has settled. In most cases the floor is ready to carry vehicle and storage loads again soon after the work is finished.
In most cases where the slab is intact and simply settled, yes. Lifting keeps your existing floor and avoids the disruption of demolishing and repouring an attached garage slab. Replacement only makes sense when the concrete is severely broken or spalled beyond what lifting can restore. If the slab is sound, lifting is almost always the more practical choice.
There is no set price for leveling a garage floor. Your price depends on the size of the floor, how far it has settled, access, and the soil underneath. The inspection is free and ends with a written estimate, which is the price for your home.
