What concrete resurfacing is and when it's the right call.
Concrete resurfacing works on a straightforward idea: a sound slab with a worn or damaged top can be renewed by bonding a new wearing surface to it, rather than replacing the whole slab. The result depends almost entirely on preparation, because an overlay is only as durable as its bond to the concrete underneath. Our crew begins by cleaning the slab thoroughly and profiling the surface so the overlay has something to grip. Loose, flaking, or delaminated material is removed, oil and stains are addressed, and the concrete is opened up through pressure cleaning or mechanical grinding so the new layer can key into it. Existing surface cracks and shallow spalls are patched and prepared. A bonding agent is then applied, and the overlay, a polymer-modified cement-based product mixed to the right consistency for the job, is placed over the prepared slab and worked to an even thickness. The surface is finished to the texture you want, whether that is a smooth trowel finish, a broom finish for traction on a walkway, or a textured finish on a pool deck. The overlay is then allowed to cure. Resurfacing addresses the surface of the concrete and the wearing layer on top of it. It does not, on its own, change the soil conditions or drainage that sit below a slab. That is why diagnosis comes first. If the surface damage is simply age, freeze-thaw wear, or salt scaling on a stable slab, resurfacing renews it cleanly. But if a slab has also settled or cracked because the ground beneath it shifted, an overlay placed over moving concrete will crack again. In that case we may recommend lifting and leveling the slab first, or correcting the underlying soil and drainage cause, so the finished surface holds up over time rather than failing along with the movement underneath it.
How we install concrete resurfacing.
No-pressure inspection and diagnosis
We start by evaluating the slab and, just as importantly, why the surface deteriorated. We check whether the damage is confined to the wearing surface or whether the slab has settled or cracked from movement below, and we look at the soil and drainage conditions around the concrete. In Piedmont freeze-thaw wear, coastal salt scaling, or SC Upstate heat and humidity, the cause shapes the recommendation, and we will tell you plainly if resurfacing is not the right fit for your slab.
Confirm candidacy and explain the plan
Resurfacing suits many sound slabs with surface damage, but it is not appropriate when a slab is moving or structurally compromised. We confirm whether your concrete is a good candidate, walk you through the finish options and what the work will involve, and explain any leveling, soil, or drainage corrections we would recommend alongside it. You get a clear picture before any work begins.
Clean and profile the surface
Preparation is what makes an overlay last. Our crew removes loose, flaking, or delaminated material, addresses oil and staining, and profiles the slab through pressure cleaning or mechanical grinding so the new layer has a sound surface to bond to. Skipping this step is the most common reason a resurfacing job fails, so we do not rush it.
Patch, bond, and apply the overlay
We patch existing surface cracks and shallow spalls, apply a bonding agent, then place the polymer-modified overlay across the prepared slab and work it to an even thickness. The surface is finished to the texture you choose, such as a smooth trowel finish, a broom finish for traction, or a textured finish for a pool deck.
Cure, clean up, and review
The overlay is allowed to cure, and we let you know how long to keep foot and vehicle traffic off the surface for your specific project. We clean the work area, review the finished result with you, and go over any drainage or grading recommendations that help protect the surface, so you understand how to keep the slab in good shape going forward.
"Resurfacing makes worn concrete look new again, but a fresh surface is only as good as the slab and the prep underneath it. The job we take pride in is being honest about whether the damage is just the surface or a sign the slab is moving, because in our Carolina freeze-thaw and coastal salt that is what determines whether the finish lasts. If resurfacing isn't the right answer for your concrete, we'll tell you. No pressure, no upsell."
