Cleaning Out a Crawl Space: What It Involves and Why
Fallen insulation, torn plastic and debris hide what is happening under a home. Here is what a cleanout involves and how it fits with drying and sealing the space. Looking for a reliable crawl space repair contractor? You're in the right place. Read on to learn more.
Cleaning out a crawl space means removing what has built up under the house: fallen or waterlogged insulation, torn plastic, construction debris and soaked material left by standing water. It matters because buildup holds moisture against the soil and framing and makes the supports hard to inspect. Removing failed insulation and old plastic is usually the first step before a new liner or new insulation goes in as part of crawl space encapsulation.

A crawl space that needs cleaning out usually got that way because of moisture. Insulation absorbs humidity and falls, plastic tears and lets water sit on top of it, and standing water leaves silt and soaked material behind. Removing it lets an inspector see the supports and framing, and it is usually the first step before a liner or new insulation goes in. The cards below describe what we find most often and where each one leads.

It is hard to inspect or repair a crawl space that is buried under debris and ruined material. In the Carolinas, crawl spaces collect the results of years of dampness: fallen and waterlogged insulation, a torn old vapor barrier, construction debris, decaying organic material, and residue left by standing water.
That buildup traps moisture against the soil and framing, holds odors that rise into the home, and gets in the way of inspecting the piers, beams and joists. Insulation fallen onto the soil is one of the most common findings.

What Collects in a Damp Crawl Space?
Insulation is usually the largest item. Fiberglass batts absorb humidity, grow heavy and fall from between the joists, and once on the ground they hold water. Old plastic sheeting tears over time, and water that collects on top of it has nowhere to go.
Construction leftovers such as scrap lumber and old forms, leaves and debris that blow in through open vents, and silt left by standing water make up most of the rest. Wood scraps on damp soil can also draw termites.

Why Does a Crawl Space Smell Musty?
A musty smell comes from moisture and what it produces: damp soil, wet insulation, decaying organic material, wood that has stayed wet, and conditions that let mold grow on damp surfaces. Air from the crawl space rises into the home, so the smell often shows up in the rooms above.
Removing wet material can reduce the smell, but the moisture behind it is what keeps it coming back. Mold depends on moisture, so drying the space limits the conditions it needs. If an inspection finds active mold, we will tell you.

How Does a Cleanout Fit With Sealing and Insulating?
Removing failed insulation and old plastic is part of preparing a crawl space for new work. Before a liner goes down, the ground is cleared so the liner sits flat and seals at the walls, and before new insulation goes in, the old wet material comes out.
A crawl space that was dirty and damp got that way for a reason, so cleaning rarely stands alone. The inspection looks at the moisture sources that crawl space waterproofing would address, and at the condition of the framing once it is exposed.

A cleanout usually means removing fallen or waterlogged insulation, old or torn plastic, construction debris and soaked material, so the soil and framing can be seen and the space is ready for new work. Where standing water is present, it is pumped out first.
A crawl space that is sealed, dry and free of debris generally does not need regular cleaning, because the conditions that create the mess have been addressed. Crawl spaces tend to need it after years of unmanaged moisture or after water gets in.
It can help, since crawl space air rises into the living space and wet, decaying material is a source of musty odor. The improvement lasts when the moisture that caused the buildup is controlled as well.
Musty odors come from moisture and what it produces: damp soil, wet insulation, decaying organic material, wood that has stayed wet, and conditions that allow mold to grow on damp surfaces. Because that air rises into the home, the smell often shows up upstairs.
When the space is full of wet insulation, torn plastic or debris, clearing it out makes the supports visible and prepares the space for a liner or new insulation. On its own it is a first step; drying and sealing the space is what keeps it from building up again.
The cost depends on how much material has to come out, such as wet insulation, old plastic and debris, how easy the crawl space is to work in, and what work follows the cleanout. You receive a written estimate after a free inspection, at no cost.
