What deep foundation systems is and when it's the right call.
A deep foundation system works by skipping the unreliable soil near the surface and resting the structure on a stronger layer deeper down. The piers we install act as a load path: they pick up the weight that the original footing was carrying, pass through the active or weak soil, and transfer that weight to competent soil or bedrock below. Two systems cover most residential underpinning in the Carolinas. Push piers are steel sections hydraulically driven into the ground one at a time, using the weight of the home itself as the reaction force, until they reach a layer that resists further advancement. Helical piers are steel shafts with helix-shaped plates that are screwed into the ground like a large screw, advancing to a target depth and torque that confirms the bearing capacity. Push piers are often a strong fit for heavier structures that can supply the reaction load, while helical piers perform well in lighter structures and in the softer, saturated soils common near the coast, where they can be turned down to a measured holding capacity. During the inspection we determine which system suits the soil profile and the load. Once the piers reach capacity, brackets connect them to the foundation footing, and the load of the home is transferred onto the piers. In many cases the piers can also be used to lift a settled section back toward its original elevation, which closes cracks that opened as the home dropped. A deep foundation system addresses the support directly. We select between push piers and helical piers based on the load and the soil conditions, and we explain the plan and provide a written estimate before any work begins.
Expose the footing and set brackets
Our crew carefully excavates access points at each pier location to reach the foundation footing. Steel brackets are positioned at the footing so the pier can later connect to the structure and pick up its load. Work is staged to keep disruption around the home to a minimum.
Drive or screw the piers to capacity
Push piers are hydraulically advanced using the home's weight as resistance, while helical piers are turned into the ground to a measured torque. Either way, each pier is installed until it reaches the depth and capacity that confirm it is bearing on dependable soil rather than the active layer above.
Transfer the load and lift where possible
Once the piers reach capacity, the load of the home is transferred onto them through the brackets. Where the foundation has settled, we can often lift the affected section back toward its original elevation in controlled increments, which closes cracks and re-levels the structure as far as the home allows.
Backfill, clean up, and review
We backfill the excavated access points, restore the area, and walk you through the finished work. You receive documentation of the system installed and the warranty that applies, so you understand exactly what was done and how the home is now supported.
