Concrete piers work on a straightforward structural principle. A settled footing has lost reliable support in the shallow soil beneath it, so the fix is to carry the load down to soil that can actually hold it. Our crew excavates at points along the affected foundation, down to the footing, and prepares each location for the pier. A concrete pier is then formed beneath the footing, either by pouring concrete into a prepared hole or by installing pre-cast concrete segments that stack into a load-bearing column reaching down toward firmer soil. A bracket or cap connects the foundation to the pier so the weight of the structure is transferred onto the pier rather than the soil that moved. Once the piers are in place and bearing properly, the load of the home is carried by the piers and the stable soil they rest on, and the foundation is supported against further settling. Where the structure and conditions allow, a controlled, monitored lift can recover some of the settlement and help close cracks and bring doors and windows back toward alignment. The amount of practical lift depends on the structure, how it has settled, and the soil, and we are realistic with homeowners about what is achievable rather than promising a perfect return to level. Concrete piers address the structural support beneath the foundation. They reach below the active surface soil, which is why they can suit the seasonal clay movement common across the Piedmont and the SC Upstate, as well as certain Sandhills and Asheville conditions. They do not, on their own, change drainage or grading around the home, and managing water is often part of protecting the result over time. That is why diagnosis matters. During the inspection we confirm whether a concrete pier system is the right tool for your soil and structure, or whether a different solution fits better.

How we install concrete piers.

Step 01

No-pressure inspection and diagnosis

We start by evaluating the foundation and, just as importantly, why it settled. We measure the amount and direction of settlement, look at the affected footings, and assess the soil and drainage conditions around the home. In Piedmont or SC Upstate clay that swells and shrinks with the seasons, or Sandhills sandy soil where fine material washes out, the cause shapes the recommendation. We will tell you plainly if concrete piers are not the right fit for your home.

Step 02

Confirm the system and explain the plan

Concrete piers suit many settled foundations but are not appropriate for every situation, and in some cases a steel pier system is the better tool. We confirm whether concrete piers fit your structure and soil, map out where the piers will go and roughly how deep we expect to reach for stable soil, and explain any drainage or grading corrections we would recommend alongside the work. You get a clear picture before anything begins.

Step 03

Excavate and prepare each pier location

Our crew carefully excavates at each pier location along the affected foundation, down to the footing, and prepares the ground for the pier. We work to keep disruption to your home and yard as limited as the job allows while creating the room needed to install the piers properly.

Form the concrete piers down to load-bearing soil

A concrete pier is built at each location, either by pouring concrete into the prepared hole or by stacking pre-cast concrete segments into a column that reaches down toward firm, load-bearing soil. The piers are designed to bear on soil that can actually hold the load rather than the shifting surface layer that allowed the settlement.

Step 05

Transfer the load and lift where possible

With the piers in place, a bracket or cap connects each one to the foundation footing and the weight of the home is transferred onto the piers and the stable soil below, supporting the foundation against further settling. Where the structure and conditions allow, we work in a controlled, monitored sequence to lift the foundation back toward its original elevation.

Step 06

Backfill, restore, and review

Once the piers are seated and the load is transferred, we backfill the excavations and restore the work site. We review the finished result with you and go over any grading or drainage recommendations that help protect the repair, so you understand how the system supports your home going forward.
