Wood Rot in a Crawl Space: Causes, Treatment, and Prevention
Rot is driven by moisture. Here is what causes it under Carolina homes, what wood treatments do, and why drying the crawl space matters most. Looking for a reliable crawl space repair contractor? You're in the right place. Read on to learn more.
Wood rot in a crawl space is fungal decay that takes hold when framing stays damp. In the Carolinas, joists, beams and the subfloor sit just above moist soil and humid air, which can keep wood damp enough for rot to advance year after year. Wood treatments such as borates can help protect sound wood, but the main protection is a dry crawl space.

A coating cannot restore wood that has already lost strength.
Rot needs moisture, so the first question is what keeps the wood damp: vapor from bare soil, humid air through open vents, or water that reaches the floor. The second is how much strength the wood has lost. Sound wood can be protected by drying the space. Wood that has softened through can no longer carry its load the way it should and needs framing repair. The cards below describe the patterns an inspection sorts out.

Wood rot is fungal decay that softens structural wood, and it needs moisture to take hold. In a crawl space, joists, beams and the subfloor sit just above damp soil and humid air, which can keep the wood at the moisture levels where rot advances.
A Piedmont crawl space that stays humid through the summer, or a coastal crawl space over a high water table near Wilmington, can keep framing damp for months at a time. Moisture under the house is usually the first thing to trace.

What Are the Signs of Wood Rot Under a House?
From inside the home, rot can show up as a soft or bouncy spot in the floor, a musty smell, and floors that slope toward one area. Under the house, rotted wood is often darker than the wood around it, feels soft when pressed, and may split, crumble or look stringy.
Rot is often worst near the sill plate, at the ends of joists that rest on masonry, around leaking pipes, and anywhere water has stood. White or fuzzy growth on the framing is a moisture symptom that often appears in the same places.
CH 03
What Do Borate Wood Treatments Do?
Borate treatments are a common type of wood preservative. Applied to bare wood, they soak in and help protect it against the fungi that cause decay and against some insects. They are most useful on wood that is still sound and on new lumber.
A treatment is not a repair. Wood that has rotted to the point of losing strength cannot be restored with a coating, and treatment on its own cannot keep up with a crawl space that stays wet.
CH 04
Why Is Drying the Crawl Space the Main Protection?
Because rot needs moisture, the most lasting protection is a dry crawl space. Moisture usually comes from vapor rising from bare soil, humid air through open vents, condensation, or water that reaches the floor, and each source has its own repair.
Wood that has lost strength needs structural repair. A joist can often be sistered, where new lumber is fastened alongside the damaged one, and a beam or sill plate that is badly decayed is usually replaced while the floor is supported.
The most common crawl space problems are standing water, humidity, mold, pests, sagging floors and wood rot.

Common Questions About Wood Treatment & Rot Prevention

Wood rot is fungal decay that takes hold when structural wood stays damp. In the Carolinas, crawl space framing sits above moist soil and humid air, and ground vapor, outdoor humidity, condensation and water intrusion keep the wood at the moisture levels decay needs. Controlling that moisture is central to preventing rot.
Borate and similar treatments soak into bare wood and help protect it against the fungi that cause decay. They are most useful on sound wood and new lumber. They work best when the crawl space is kept dry, since moisture is what decay depends on.
Borates are an established type of wood preservative and are commonly used on framing. They are most effective on wood that is still sound, and their protection depends on the wood staying reasonably dry afterward, which is why drying the crawl space matters most.
It depends on how far the decay has gone. Wood that is early in the process and still sound can often be protected once the moisture is controlled. Wood that has lost strength cannot be restored by treatment and needs to be sistered or replaced. The inspection sorts out which is which.
Borate treatments last longer on wood that stays dry. Wood that stays wet, or treatment exposed to ongoing water, degrades faster. Keeping the crawl space dry is what makes any treatment last, which is why moisture control is the main focus.
The cost depends on how much wood has lost strength and needs sistering or replacement, and on the moisture work that keeps the rest of the framing dry. You receive a written estimate after a free inspection, at no cost.
