Based on U.S. Census Bureau survey data, the median Asheville home was built in 1979, and about 51 percent of all 48,302 housing units counted, apartments and attached homes included, were built before 1980. More of them went up before 1940 than in any other decade, 8,603 homes.
Based on NOAA 1991 to 2020 climate normals for Asheville Regional Airport, about 10 miles away, the average July dew point near Asheville is about 65 degrees. Dew point is the temperature at which water condenses out of the air, so in a vented crawl space, July air can leave water on a pipe, duct or joist that is cooler than about 65 degrees.
| Built | Homes | Share |
|---|---|---|
| Before 1940 | 8,603 | 18% |

The ground in Asheville
The most common soil in the USDA sample inside Asheville is Tate, a deep yellowish brown clay loam. In a USDA sample of five points inside Asheville, two are Tate and one is Clifton. The other two points fall on ground the survey does not name as a natural soil, such as urban land or water. Across Buncombe County as a whole, the most common soil is Evard, covering more than a tenth of the land, followed by Clifton, Edneyville and Cowee. The USDA rates the sample inside Asheville low for swelling and shrinking, which means it changes size very little as it gets wet and dries out.
Tate is a deep soil that formed from soil and rock that moved down the slopes above, usually found at the foot of mountain slopes. Its top layer is loam, and under that is yellowish brown clay loam. Loam is soil with a mix of sand, silt and clay. It drains well.
Clifton is a deep soil that formed in place as darker rock rich in iron and magnesium beneath it weathered, usually found on ridges and hillsides. Its top layer is loam, and under that is red clay. It drains well.
Soil survey: USDA NRCS Soil Data Access (SSURGO), sdmdataaccess.nrcs.usda.gov. Inside Asheville, the survey maps Tate and Clifton series. USDA rates the soil low for swelling and shrinking (weighted linear extensibility 2.47 percent). Across Buncombe County, it maps Evard, Clifton, Edneyville and Cowee series. Series descriptions: USDA NRCS Official Series Descriptions for Tate and Clifton.
Our approach
Most crawl space problems in Asheville come down to one thing: moisture. A vented crawl space in our climate is exposed to bare soil below and warm, humid outside air flowing in through the vents, and that combination keeps the space damp for much of the year.
Crawl space encapsulation is the process of sealing the crawl space into a clean, dry, controlled environment.
It usually combines a heavy liner across the floor, up the foundation walls and around the piers, sealed foundation vents that stop humid air from entering, insulation where it belongs, and humidity control with a dehumidifier installed in the crawl space, plus interior drainage where water gets in.
The result is a crawl space that no longer feeds moisture into the framing, ductwork, and insulation above it. Homeowners often notice lower humidity in the rooms above and less of a musty smell.
Our process is simple:
Some homes need full encapsulation with a dehumidifier and interior drainage; others need only a vapor barrier and sealed vents. The crawl space encapsulation warning signs and the crawl space encapsulation solutions explain each one in plain terms.
Warranty terms, with their conditions, are on our warranties page.
Based on NOAA 1991 to 2020 climate normals for the Asheville weather station, about 2 miles away, a normal year brings 40.6 inches of precipitation and about 77 days with a low of 32 degrees or colder, and July air carries an average dew point of about 65 degrees.
Climate: NOAA 1991 to 2020 normals, the Asheville weather station and Asheville Regional Airport.
What we install
Cost and scope
The price of crawl space encapsulation depends on what the inspection finds. The free inspection ends with a written estimate that spells out the method, scope, and price.
If your crawl space only needs a vapor barrier and sealed vents, we will tell you that and recommend only what your crawl space needs.
